Summary:

Responsible for all estimating functions that may be required during preconstruction.  Manages subcontractor bid solicitations, performs quantity take offs for internal estimates and self-perform work.  Directs, coordinates and participates in the preparation of all estimates that are provided by the Estimating Department.  Maintains and updates historical pricing database.

Responsibilities include:

  • Bidding construction projects on a hard money basis.
  • Estimating and pricing on conceptual Design/Build projects.
  • Preparing database of bidding contractors.
  • Develop unit costs for components of the bids.
  • Verification of labor production rates for unit cost substantiation.
  • Creating construction schedules.
  • Reviews project plans, specifications, estimating scopes and pricing prepared by estimating staff.
  • Prepares budget and general conditions estimates for entire project prior to bid date.
  • Reviews budgets and general conditions prepared by other estimators.
  • Ensures the flow of project information is maintained and documented.
  • Maintains and communicates data on construction and material cost trends affecting project costs.
  • Prepares and reviews conceptual estimates on multi-million dollar projects using past experience, historical data and parametric estimating ratios.
  • Assess risk and adjust prices accordingly. Advise clients on risk mitigation, value engineering and market trends.
  • Maintain historical data and develop cost trends.
  • Manage and oversee the value engineering process during preconstruction.
  • Collaborate with Purchasing in evaluating and analyzing subcontractor proposals.
  • Performs other duties as assigned.

Qualifications:

  • BS in Construction Management, Engineering, or Related field.
  • 10+ years of preconstruction estimating experience on commercial and institutional construction projects.
  • Proficient with estimating software and Excel.
  • Self-managed and ability to work independently while managing junior estimators, multiple projects, and deadlines.
  • Ability to visit project to understand site conditions/restrictions.
